The law

Gas Safety (Installation and Use) Regulations 1998.

As a landlord you are legally responsible for the safety of every gas appliance, flue and pipe in your rental property. Failing to comply is a criminal offence — with unlimited fines, up to 6 months in prison, and invalidated insurance.

  • Annual check — every 12 months

    Every gas appliance, flue and pipework in a let property must be checked by a Gas Safe engineer every year, without fail.

  • Copy to tenants — 28 days

    Provide a copy of the CP12 to existing tenants within 28 days of the check, and to new tenants before they move in.

  • Records — 2 years

    Keep every gas safety record for at least two years — we store digital copies of all your certificates in your account.

  • Section 21 — invalid without it

    Since 2015, landlords cannot serve a valid Section 21 no-fault eviction notice unless a valid CP12 has been issued to the tenant.

What is a CP12 and is it a legal requirement?

The Landlord Gas Safety Record (still widely called a CP12) is a legal document required by the Gas Safety (Installation and Use) Regulations 1998. Every landlord in England, Wales and Scotland must have every gas appliance, flue and pipework in a let property checked by a Gas Safe registered engineer every 12 months.

What happens if I don't have a valid CP12?

Failing to provide a valid gas safety certificate is a criminal offence. Penalties include unlimited fines, up to 6 months in prison, invalidated landlord insurance, and — since the Deregulation Act 2015 — the inability to serve a Section 21 no-fault eviction notice on your tenant.

When do I need to give the certificate to my tenant?

A copy must be given to existing tenants within 28 days of the check and to any new tenant before they move in. We email your digital CP12 the same day and can send it directly to your tenant or letting agent on request.

What does the safety check cover?

For each gas appliance we check: gas tightness of the installation, standing and working pressures, burner pressure / gas rate, provision of ventilation, flue flow and combustion performance, correct operation of safety devices, and that the appliance is safe to continue in use.
